Building Inspector Feedback

Ok, today we heard back from the Building inspector and the Flood plan architect. Well here is the long of the short story. Our current house is built to standards that don't meet with current building codes. We need to be 2.0 meters from the closest property on both sides and we need to be at least 25 ft from the front of the road.

When they positioned our property within these dimensions we are 5 ft past the 100 year flood plane, and can not build without having a engineering firm certify the basement design and are not allowed to have windows in the basement. (Note: We were putting in a walk out basement, not an entrance for the river to pass). But Wait apparently there is a bylaw, grandfather clause , that will allow one to build on the same property in the event of a loss due to fire or replacement in the same location (Regardless of bylaws) within a period of 12 months from the time of the event. "I screamed that's the one we want !". Just rec'd an email copy (of a bitmap file) 1mb that is in negative form and is close to illegible from the architect. I don't want to hassle anyone at this point in time so I just told them that their latest drawings are perfect !

Drawings Arrived

Unbelieveable but true the building drawing have just arrived (8 Copies) and were are overjoyed !

Changes Galore

Just completed a 2 hour re-design session with the lady of the house and have decided on a set of minor changes to

a) Master Bedroom
b) Bedroom # 3
c) Basement
d) Family Room
e) Main Floor Bath
f) Laundry Room
g) 1st floor office
h) Kitchen

That's it ! Hopefully for good.....

P.S. Thinking of you now May (I remenber how you told me you had to pay $$ to delete items from architect drawings..... Time will tell....)
