New General Contractor brought on board !

A new General Contractor has been brought on board. Although he has little experience in GC activites he does have the clients best interests in mind. His name is Ken Flack.... Yup, its final, my contractor has been demoted to the level of prime carpenter, and all remaining GC activities will be perfomed by #1....

Along with the demotion the General Contractor forfeited his fees of $7,500 against the extraordinary costs incurred for the foundation. (He recognized he screwed up) and I am getting a very nice foundation at an excellent rate... (It appears my contract cancellation fax caused him a lost nights sleep, and I gained one) .Apparently he was concerned about payment of the $50,000 PLC outstanding for the invoices he has....Go figure .....

Get Ready.....for a busy month.....

He was kind enough to let me know that I had 3 weeks before the start of activities required for

a) HVAC
b) Electrician
c) Plumber...

and that the pricing he had managed to get to date was "Crappy".

So I figure I have 1 week to get firm quotes and award the contracts...... No Sweat.

Oh yea... preferable the septic and well need to be completed at the same time..... and the well needs to be moved 20 ft so the truck can drill. The existing location is inaccessable.......

So I need to see the new City Inspector, get authorization, get an updated set of drawings, and updated permit.... Getting the idea.......

Plumbers Paradise

Just a small note. It appears that most plumbers own their own stores and like to only install for persons buying all supplies from them. As we purchased some of our own stuff from CDN tire... we were put on his bad books and no install is possible from him....

Early Retirement

Its no wonder plumbers and electricians retire early. They all seem to charge about 6,000 for 1 days work either running pipe or wires through a house.... I think I am taking up a new line of work.....
